How to Become a Successful REALTOR® in Central Texas and Where to Start
Becoming a Realtor in Central Texas - Where to Start and What to Expect:
Realistic Insights to Becoming a Realtor in Central Texas
Let’s talk about the raw reality of getting your real estate license because passing real estate school and being ready to be a Realtor® are two very different things. Getting licensed is required, but what really matters is what you do before your license is active and how prepared you are mentally and financially.
Licensing vs Readiness - Two Very Different Things 🧠
Getting licensed starts with finding a real estate school that fits your schedule, goals, and budget
Things to consider when choosing a school
• Are you currently working part time or full time?
• Do you need structure and accountability?
• Are you disciplined enough for self paced learning?
Many schools offer online self paced courses, which can be a great option if you can hold yourself accountable. If you need deadlines and in-person structure, then in-person classes may be the better route.
💰 Real estate school typically costs between $250 and $1,000 depending on the school and any promotions, and some people can finish their courses in as little as one month. Once you complete school, you are responsible for taking the State and National Real Estate Exams, submitting your TREC application, and completing your fingerprint and background check, which can total up to $300. (Stay tuned for the fees associated with hanging your license!)
✅ Getting your real estate license is just the tip of the iceberg. Real estate school does not teach you how to sell real estate. It teaches you how to practice real estate legally and ethically. As agents like to joke, it teaches you how not to get sued 😅
Being ready includes much more than passing an exam
• Your mentality
• Your finances
• Your connections
Real estate is a relationship based business. Most of the people you will help already like, know, and trust you.
Most new agents, including myself, do not start with the skills or confidence of a successful Realtor®. Those come from applying yourself, learning continuously, and showing up consistently. Knowledge builds confidence and confidence grows with experience 💪
What You Should Be Doing Before Your License Is Active 📋
Preparation before going active matters more than most people realize
💰 SAVE MONEY
• Save at least three months of reserves because real estate is not easy or fast money
• Closings can take anywhere from three weeks to three months, after aquiring your first client
• Budget an additional $1,000 for start up costs like broker sign up fees, MLS access fees, and realtor association fees
📣 TELL EVERYONE YOU ARE GETTING YOUR REAL ESTATE LICENSE
Your sphere:
• Family and friends
• Coworkers and former coworkers
• Past bosses
• People at the gym

🧠 BELIEVE IN YOURSELF
Starting out can feel anxious, tough, and discouraging, especially if this is going to be your main income. You will likely want to quit at some point, and that is very common. So surround yourself with people who want to grow and who want to see you grow too. A strong mindset will carry you through when motivation fades!
